Private Landlords and Fees

Hey, I need some advice from the DiS hivemind.

My housemate is moving out and is being replaced by someone we've found on spareroom. We rent the property privately directly from the landlord - this is the only property that they own and rent out. However, they're trying to charge us £400 for 'admin fees' relating to the switch. Surely this is bollocks, and the rent we pay them every month covers this sort of thing? I dont think I've ever paid that much for changing a name on a contract from a lettings agent, but you can *sort of* understand that transaction since the middle man needs to earn a buck.

Any advice on what we should do?
