Is there someone you can pay to make sure you don't buy a terrible flat?

I don't mean a surveyor for structural integrity, I mean like a specific advisor who could tell you that you're getting mercilessly ripped off, or that the developer has a shonky reputation, or that kind of thing?

Does a mortgage broker do this? A conveyancer? Anybody?

Thinking tentatively of buying a first place (including via help to buy, shared ownership, etc), but can't fathom how much tedious research I'd have to do to be able to decipher all the bullshit. I don't even care about getting a 'great' deal, I just don't want to make a disastrous financial mistake, y'know?
